Biography



Michal is a founder and the key consultant of the Happy Days Hospitality. Michal carries out the majority of the work directly himself, whilst cooperating on individual sections related to other asset classes with his long term contacts from the real estate industry.

He has over 15 years of experience in the corporate real estate sector with a specialization in the hospitality sector in the CEE region since 2010. In terms of hospitality operations, Michal possesses almost 10 years of cross-departmental experience from various kinds of operations ranging from mid size city hotels through to beach resorts

and high-end marinas throughout the world (Slovak Republic, Czech Republic, USA, UK, Spain).

 

Michal’s personal hotel real estate experience ranges from individual and portfolio valuations, through feasibility and concept studies, to investment transactions. He has also been personally involved in numerous repositioning, asset management and commercial due diligence instructions throughout Europe.

 

Michal is a graduate of the Hotel Management program from Hotelová Akadémia in Košice, Slovak Republic. In addition to the above, Michal has undertaken several sales and management development courses throughout his international career within hospitality operations.

Acquisition

Identification, analysis and negotiation of hotel investment opportunities which meet your criteria. The scope of work can vary from simple introduction through to acquisition due diligence and detailed negotiations of the entire transaction.

Concept & Feasibility study

Advising on the most relevant and feasible concept for your hotel or mixed use project. We employ a creative approach whilst keeping an eye on your overall vision. The scope of services can range from the rule of thumb feasibility of your existing idea through to identification of the best fit conventional concept to creation of an entirely new concept for your project.

Equity financing

Securing equity partners for projects which we find feasible and are in line with our Mission Statement. We are strong advocates of low leverage as it provides much greater flexibility to owners while protecting their investment during difficult markets.

Operator selection

Advising on the most appropriate operating structure, securing the most appropriate franchisor and/or operator and negotiating the best possible conditions of cooperation. We always keep in mind sustainability of the cooperation, long term viability of your project and your exit options.

Asset management

Assuring your investment is well protected and your outcome maximized. We continually monitor your operators performance, budgeting and Capex planning. Our reporting format includes suggestions for improvements in terms of both performance and market value of your asset. Assets may range from existing internationally operated assets to mismanaged properties in a need of thorough repositioning.

Disposition/sale

Advising on the best achievable price and form of marketing for your asset. We diligently prepare your asset for sale and make sure your team is well prepared for the staged release of the confidential information. This is often vital for maximizing your outcome and limiting your risks related to price reduction at an advanced stage of the negotiation or even disintegration of the entire transaction.

Remuneration

Remuneration for our work is set as a combination of a fixed and a success fee (when applicable). In case of transactions the entire fixed fee is fully deductible from the incentive fee upon closing. We also provide consultancy on hourly basis, starting from EUR 35/hour.
